Our Origin

DwellHand was founded by a Pacific Palisades Resident, navigating the rebuild process firsthand. Through direct experience, it became clear that many homeowners were being asked to make major financial decisions without structured builder comparison, disciplined vetting, or clarity around change orders and contract obligations. What began as a need for careful evaluation evolved into a formal qualification framework — designed to protect homeowners from preventable budget overruns, misaligned scope, and contractor overextension.

Homeowners do not pay advisory fees for builder introductions. We are compensated through a standardized builder referral structure

Builder inclusion is conditional upon ongoing qualification and performance standards. Placement decisions are based on alignment — not advertising presence or volume.

Contractor Qualification & Strategic Vetting Standards

Before any contractor is considered for inclusion within our network, they must meet a comprehensive set of performance, compliance, and operational benchmarks. Our evaluation process is deliberate and uncompromising — designed to protect our clients’ capital, timelines, and long-term asset value.

1. Timeline & Budget Discipline

  • Demonstrated history of adhering to established project schedules

  • Proven ability to operate within agreed-upon budgets

  • Change order protocol that is transparent, justified, and proactively communicated

  • Clear methodology for cost controls and variance management

2. Regulatory & Technical Competency

  • Extensive knowledge of local permitting processes, city ordinances, and municipal regulations

  • Experience navigating inspections and compliance checkpoints

  • Clear understanding of property boundaries, easements, and underground utilities (including utility undergrounding requirements)

3. Financial & Market Integrity

  • Consistent, reasonable pricing structures reflective of fair market economics

  • Ability to scale projects without arbitrary cost fluctuations based on geography

  • Experience coordinating with banks, lenders, and insurance carriers

  • Availability of structured payment schedules or in-house financing when appropriate

4. Field Verification & Performance Review

  • Active and completed projects personally reviewed

  • Direct site visits to assess workmanship, job site organization, and supervision standards

  • Verified client testimonials and reference validation

  • Review of subcontractor stability and long-term trade relationships

5. Operational Management & Leadership

  • Demonstrated ability to supervise crews effectively and maintain quality control

  • Efficient workflow management from pre-construction through completion

  • Professional conduct, particularly under high-pressure or problem-solving situations

  • Clear communication structure to ensure clients are updated at every phase of the build

6. Compliance & Risk Protection

  • Verified CSLB license in good standing

  • Active insurance, bonding, and workers’ compensation coverage

  • Clean background record and litigation review

7. Capacity & Supply Chain Stability

  • Defined build capacity at any given time to prevent overextension

  • Reliable material sourcing channels

  • Access to alternative vendors and storage solutions to mitigate supply shortages

This qualification framework represents the minimum threshold for contractor inclusion. By the time a builder is referred to our clients, extensive due diligence has already been completed. We have either worked directly with these professionals or validated them through trusted, high-quality referrals from satisfied clients, industry colleagues, and longstanding professional networks. Our clients do not inherit uncertainty — they inherit a pre-vetted, performance-proven team.
