Our Story

Armand Bagramyan, with a background in professional soccer and from a family of real estate builders, developers, real estate mortgage, and real estate agents, he has wanted to make the process easier for residents and neighbors to be able to find reputable contractors for the task they have to tackle. With his network of builders and contractors, not only can he take on build projects, but he can also connect builders based on each home owners needs. 

Melody Mandate, who moved to the Palisades back in 2014 to raise her daughter, has a background in real Estate since 2006. From beginnings in mortgage brokerage, to Commercial construction, to residential construction, and large portfolio property management, She is very skilled in what a home owner wants and needs. She is then able to execute by setting appointments between residents and contractors until client finds the right builder they are confident in building with.

We Do all the hard work, compile the best and trustworthy ones into a list and refer them out to you.

What we look for in a contractor:

• Ability to adhere to timeline

• Ability to adhere to budgets, limiting change orders, How they would handle change orders 

• Familiarity with permits and city laws and guidelines 

• Familiarity with utility lines (undergrounding), and property boundaries 

• Lowe price per Sq. ft. builds no matter the location of the build

• Ability to be malleable to what client wants

• Verified builds by visiting contractor's current projects and past

• Verified feedback and sources from previous contractors clients 

• Contractor's professional conduct as well as responses to under pressure situations

• Contractor's ability to properly manage projects and workers

• Contractor's virtue on updating client every step of the way

• Contractor's ability to work with Banks and insurances 

• Contractor's in house financing or payment plans for those in need

• Contractor's verified CSLB background record, license, insured, bonded, and workers comp

• Contractor's number of ability to build

• Contractor's sources for materials and access to materials in case of shortage

This list is the first thing we look for when we bring a contractor on to our list. For us to be able to refer builders to you, we have already done the tough verifications and have worked with our list of builders in the past. Some are also from word of mouth and recommendations from past happy clientele, friends, colleagues, and family.
